When someone asks, “What is the average home price in Cape Coral?” it sounds like a simple question. The problem is that Cape Coral is not one uniform housing market.
A buyer looking for an off-water home is shopping in a very different market from someone looking for a Gulf-access home. Combining all of those properties into one citywide number may produce an accurate statistic, but that number might not accurately describe the homes you are considering. The worst I feel are the large Cape Coral / Ft Myers Metro areas all lumped together, single-family homes, condos, etc. I prefer to pull my own statistics and look at them more in depth.
What the Cape Coral numbers show
I recently reviewed Cape Coral single-family home sales from the previous 90 days.
For all single-family homes combined, the median figures were:
- Median list price: $399,900
- Median sold price: $390,000
- Median living area: 1,818 square feet
- Median price per square foot: $224.77
- Median days on market: 49
Those numbers provide a general snapshot of Cape Coral. Now let’s separate the properties by water access.
For off-water homes, the median figures were:
- Median list price: $350,000
- Median sold price: $345,000
- Median living area: 1,715 square feet
- Median price per square foot: $206.84
- Median days on market: 44
For Gulf-access homes, the median figures were:
- Median list price: $750,000
- Median sold price: $725,000
- Median living area: 2,100 square feet
- Median price per square foot: $346.18
- Median days on market: 64
That is a substantial difference.
The median Gulf-access home sold for $380,000 more than the median off-water home. It was also larger, commanded a much higher price per square foot, and generally took longer to sell. But we also just delve into another big contrast as well. What this means for Cape Coral buyers
If you are searching for a Gulf-access home, headlines about Cape Coral’s overall median price may not be particularly helpful.
You aren’t simply paying for the house. The value can also be affected by:
- The type of water access
- Whether there are bridges or locks
- The height and number of bridges
- Boating distance to open water
- Canal width and depth
- Seawall condition
- Lot location and view
- city water & sewer statuses
- The home’s age, elevation, and even storm history and insurance costs because of these factors
- Pool and outdoor-living features
- Renovations and overall condition
Two homes with similar square footage can have dramatically different values because one provides quicker or more desirable boating access.
Even within the Gulf-access category, no single market exists. A direct-access home close to the river is not necessarily competing with a home that requires a longer trip through multiple canals and bridges.
What this means for sellers
Sellers also need to be careful when looking at broad Cape Coral statistics.
An off-water home should not be used to establish the value of a Gulf-access property. At the same time, not every Gulf-access sale is a valid comparable for every other waterfront home.
Your home needs to be compared with properties that share the features buyers are actually paying for. That includes location, access, age, condition, lot characteristics, and boating experience.
I'm sure you understand, but it's important to have an agent drilling down into the data versus working with one using generic or broad statistics.
Look at the market you are actually entering
Cape Coral market statistics are useful, but only when they are applied to the right type of home.
Before deciding whether a home is overpriced, underpriced, or fairly priced, look beyond the citywide median. The better question is:
What is happening in the specific Cape Coral market for this type of property?
That is where the numbers become genuinely useful.
