If you're searching for a rent-to-own home in Cape Coral or Southwest Florida, you're probably looking for a way to move into a home now while working toward purchasing it later.
Rent-to-own and lease-purchase arrangements are real, and in the past there were larger programs here locally that made this option much easier to find.
Today, however, the market has changed.
In a typical rent-to-own or lease-purchase arrangement, you rent a home for a period of time with the intention or option to purchase the property later.
The exact structure can vary considerably. Some agreements establish a future purchase price, some provide an option to purchase, and others may require an upfront option fee or other financial commitment.
Because these are individual contracts, it's important to understand exactly what you're agreeing to before paying money or signing a lease.
Several years ago, large investment companies purchased homes and offered structured rent-to-own or lease-purchase programs in markets throughout Florida.
We previously worked with Home Partners of America, for example, which allowed qualified participants to select an eligible home, rent it, and potentially purchase it later.
Programs like that made rent-to-own considerably easier because buyers weren't limited to finding an individual homeowner who happened to be willing to offer a lease-purchase arrangement.
Those opportunities are much more limited today.
Occasionally, an individual property owner may consider a lease-option or lease-purchase agreement, but these properties aren't common, and the terms can vary substantially from one property to another.
In fact, many sellers who offer these purchasing options are hoping to get huge down payments. Considerably higher than many bank financing options would require.
Because legitimate rent-to-own inventory is limited, be careful when responding to online advertisements.
Rental scams do exist. Someone advertising a home doesn't necessarily own the property or have the authority to rent or sell it. Be especially cautious about sending deposits, option fees, or other money before you verify ownership and the legitimacy of the transaction. Especially if something sounds too good to be true or they are pushing urgency.
This is the part we don't want you to overlook.
If you're searching for rent-to-own because you assume you aren't ready to qualify for a traditional mortgage, you may have more options than you realize.
We've worked with buyers over the years who were surprised to learn that they could purchase sooner than they expected.
Depending on your income, credit, available funds, and other factors, there may be mortgage programs or down-payment options worth exploring. And even if you're not ready to purchase today, understanding what is keeping you from qualifying can give you a much clearer path forward.
Instead of spending months searching for a rent-to-own property that may never appear, the first step may simply be finding out where you stand.
Sometimes you have a credit issue that may need to be fixed. Other times you need a little more time on a job. We can help you determine what needs to happen in order to get you into a home of your own.
Let us help you find out.
Complete the short form and tell us a little about your situation. We'll help connect you with the right resources to determine whether purchasing a home now may be possible.
If you're not quite ready yet, that's okay too. Knowing what needs to change can help you create a realistic plan toward homeownership.
You may be closer to buying a home than you think.
Once you know what you're comfortable spending, Florida Future Realty can help you explore homes throughout Cape Coral and Southwest Florida and determine which properties make sense for your needs and budget.
